Thirty Year Fixed Rate

This is the most common type of mortgage. The monthly payments are lower because they spread over a longer term. Clients that choose a thirty year fixed rate are able to increase the amount of their monthly payment to pre-pay the outstanding principal balance faster. People that plan to own a home for more than five years often will choose this alternative because of the guarantee that the rate will not increase over time.

Fifteen Year Fixed Rate

As with the thirty year fixed rate mortgage, your interest rate remains fixed over the life of the loan, but you pay the loan off in a much shorter period of time in exchange for higher monthly payments.

Adjustable Rate Mortgages (ARM)

There are several types of ARMs, varying in term from 3 to 7 years.

Adjustments to the interest rate move up or down at fixed intervals depending on LIBOR to which the mortgage is tied, and change over the life of the mortgage. ARMs generally have an initial period when the ‘start’ interest rate may be discounted. After a set amount of time the interest rate adjusts based on LIBOR, caps, and 2.75% margin that are disclosed at application and closing. If you plan on being in your home less than five years, an ARM might make sense.
